Planning application prepare drawings as existing and as proposed, submission to local authority, discuss with client any amendments required by the planning officer and obtain planning approval. The local authority require a minimum of 8 weeks after submission to carry out consultations with various other statutory departments. Some applications dependant on the complexity can be dealt with by the planning officer under delegated powers, other more complex or controversial applications are dealt with by the planning committee, made up of council members. |

Building regulation application prepare drawings as existing and as proposed for submission to the local authority, discuss any amendments required and obtain building regulation approval. Building regulation applications are normally dealt with within 3-5 weeks after submission.

Construction drawings Normally for small extensions, the drawings prepared for building regulation applications are sufficiently detailed to enable a builder to produce a quotation and complete the building works. Larger projects will require more detailed drawings.

Schedule of work Design Services Unit will prepare a detailed breakdown of the works proposed for your project (but not a full specification) which can be used to obtain more accurate quotation from building contractors. |

Contract supervision On larger projects Design Services Unit can carry out regular inspections of the construction work to make sure that the work being carried out conforms to the approved drawings, control of costs and certify that periodic requests for payment by the builder are comparable to the amount of work completed.
